Angeline Active Adult at a glance

Angeline is a mixed-use master-planned community developed by Metro Development Group, covering more than 6,200 acres in Land O' Lakes. Within it, Lennar builds Angeline Active Adult, a 55+ section with its own gated streets and amenity center, the Medley Club, which opened in March 2024. Because the wider Angeline community is still being built out, buyers here are choosing new construction rather than resales in most sections; ask Lennar's sales office for the current phase and inventory since availability changes month to month.

The larger Angeline plan includes a town center, a community farm, a planned regional park and close to 100 miles of trails, most of which serve the whole master plan rather than the 55+ section alone. Moffitt Cancer Center is also building a roughly 775-acre research and clinical campus called Speros FL within Angeline. Its first building opened in January 2026; see the FAQ below for details. Homes and layout in Angeline Active Adult

Lennar markets homes here under names including Active Adult Manors and Active Adult Estates, single-family plans built new for buyers who reserve or purchase during active sales phases. Floor plan names, square footage and bedroom counts change as Lennar releases new phases, so ask the sales office for the current plan book rather than relying on older listings. As with any active new-construction community, plan on a build timeline of several months from contract to closing rather than an immediate move.

Amenities and clubs at Angeline Active Adult

The Medley Club is the community's dedicated 55+ amenity center. Lennar's opening announcement describes these features:

• A fitness center and yoga studio
• A cafe and bar with social gathering rooms for cards, billiards and games
• A resort-style pool and a separate lap pool with an outdoor bar
• Shuffleboard, bocce and pickleball courts

Because the community is still filling in, ask for a current activity calendar and resident club list rather than relying on marketing materials, since the mix of clubs depends on how many residents have moved in.

Rules and fees at Angeline Active Adult

Angeline Active Adult operates under the federal Housing for Older Persons Act, which requires that at least 80 percent of occupied homes have at least one resident 55 or older. Governing documents from the HOA set the specifics on age verification, guest stays and rules for anyone under 55.

HOA dues, the CDD assessment, rental rules and golf cart rules are not published by Lennar or the county, and they can differ by section and change as the community builds out. Before you sign a contract, get the current HOA dues, the CDD assessment amount and term, the minimum lease term allowed for rentals, the rule on golf carts on community streets and the builder warranty terms in writing from Lennar's sales office and the HOA.

Health care near Angeline Active Adult

AdventHealth Zephyrhills is at 7050 Gall Boulevard in Zephyrhills. AdventHealth Wesley Chapel is at 2600 Bruce B. Downs Boulevard in Wesley Chapel. AdventHealth also operates a medical group location in Land O' Lakes at 7040 Land O Lakes Boulevard for primary and specialty visits that do not require a hospital. For advanced specialty and cancer care, Moffitt Cancer Center's main campus and Tampa General Hospital are both in Tampa, reachable via the Suncoast Parkway and Veterans Expressway.

Storms, flooding and insurance in Land O' Lakes

Angeline sits inland from Tampa Bay, but Pasco County still assigns storm surge evacuation zones near rivers, wetlands and low-lying areas, and a newer community built around ponds and preserved wetlands can still see localized flooding from a slow-moving storm.

• Look up the exact address on Pasco County's evacuation zone finder. Do not assume the whole community shares one zone.
• Check the flood zone separately on the FEMA Flood Map Service Center, since new-construction lots near preserved wetlands can carry different flood designations even within the same section.
• Ask the builder for the elevation certificate and any flood insurance requirements tied to your specific lot.
• Get homeowners and flood insurance quotes before you sign, not after.

Taxes and local government in Angeline

Land O' Lakes is not an incorporated city. Angeline is in unincorporated Pasco County, so the Pasco County Board of County Commissioners handles zoning and county services, and property taxes go to the county, the school district and the CDD among other taxing authorities.

• Homestead and portability: If you are moving from another Florida homestead, you may be able to carry part of your Save Our Homes benefit here, though a newly built home is reassessed at full market value regardless. See our homestead portability guide or try the portability calculator.
• Limited-income senior exemption: Pasco County offers up to $50,000 for owners 65 and older with 2026 household income at or below $38,686, applied to the county operating levy only.
• CDD assessment: A separate line item that funds infrastructure across the master plan; it is not reduced by homestead exemptions.

Questions to ask before you buy in Angeline Active Adult

• What evacuation zone and FEMA flood zone is this specific lot in under the current maps?
• What is the estimated close date, and what happens to my deposit if it slips?
• What are the current HOA dues and CDD assessment for this section of Angeline?
• What does the builder warranty cover, and for how long?
• What do the rules say about golf carts, rentals and guests under 55?
• Which of your doctors have offices in Pasco County, or would appointments mean driving into Tampa?
• How much of the planned amenities, trails and town center are actually built today versus still planned?
