Condos and townhomes in Hyde Park and SoHo

Hyde Park's housing stock is older and more varied than a planned condo district, so shop by building and block rather than assuming a type.

• Bayshore Boulevard condo towers. Hyde Park House, a 22-story, 70-unit luxury tower at 2103 Bayshore Boulevard, was completed in 2022. Older mid-rise buildings sit further along the boulevard; confirm with a local agent or the association whether a specific building is a condominium. Any tower three or more stories is subject to Florida's milestone inspection and reserve study rules.
• Townhomes near SoHo and the Village. Newer townhome infill sits among the historic homes closer to South Howard Avenue and Hyde Park Village, generally smaller-footprint and lower-maintenance than the neighborhood's original bungalows. Specific developments and pricing change as new infill is built, so a local agent's current inventory is the better guide than any list here.
• Historic bungalows and cottages. Many original 1920s and 1930s homes have been renovated; a smaller original home on a Hyde Park lot can itself be a downsizing option if you are moving from a larger house elsewhere in South Tampa, though exterior changes in the historic district go through design review.

Getting around Hyde Park

Bayshore Boulevard has a 4.5-mile continuous sidewalk along the bay, plus a bike lane and the Bayshore Greenway Trail, making the eastern edge of Hyde Park one of the more walkable stretches in the city. Hyde Park Village and the SoHo strip on South Howard Avenue are both walkable from much of the neighborhood's interior. Downtown Tampa and the Channel District's TECO Line Streetcar are a short drive or rideshare away; the streetcar itself does not reach into Hyde Park. HART's Route 14 runs along Bayshore Boulevard, Howard Avenue and the Hyde Park and SoHo district on its way between South Tampa and downtown.

Health care near Hyde Park

Tampa General Hospital, a Level I trauma center and teaching hospital, sits on Davis Islands just east of Hyde Park across the Platt Street bridge area. St. Joseph's Hospital, a BayCare community hospital with a Level II trauma center and a high-volume emergency department, is on West Dr. Martin Luther King Jr. Boulevard a short drive to the north.

Everyday life in Hyde Park

• Hyde Park Village. A shopping district along Swann and Rome avenues with restaurants, cafes and shops spread across several blocks.
• SoHo. The South Howard Avenue strip, dense with restaurants and bars, running through the western part of the neighborhood.
• Bayshore Boulevard. The 4.5-mile sidewalk and linear park along Hillsborough Bay, popular for walking, running and biking.
• University of Tampa. Plant Hall, the 1891 former Tampa Bay Hotel, houses the Henry B. Plant Museum, open to the public Tuesday through Sunday with docent-led tours on the third Sunday of the month. UT's riverfront walkway connects the campus to the downtown Riverwalk.

Storms, flooding and insurance in Hyde Park

The Bayshore Boulevard side of Hyde Park sits directly on Hillsborough Bay and saw storm surge and seawall overtopping during the 2024 hurricane season, while interior streets further from the water generally sit higher. If you are bringing a homestead benefit from elsewhere in Florida, Save Our Homes portability can carry part of it to a new Hyde Park homestead, prorated when the new home is worth less.
