Downsizing on the South Shore
The South Shore covers the southern arc of Hillsborough County along Tampa Bay: Apollo Beach and its canals, Ruskin's older farm town core, fast-growing Riverview and the golf cart streets of Sun City Center. The South Shore: an overview
The South Shore is not one town but a string of unincorporated communities along US 41 and US 301 south of Tampa: Apollo Beach on the bay, Ruskin a few miles further south, Riverview inland along the Alafia River, and Sun City Center and the surrounding Wimauma area toward the county's southern edge. Sun City Center began as an age-restricted community in 1961, one of the older developments of its kind in the country, and the area around it has grown steadily since, with Apollo Beach and Riverview adding thousands of new homes over the past two decades.
Smaller homes on the South Shore: villas, townhomes and 55+ sections
Housing here ranges widely by community. Sun City Center and neighboring Kings Point are built almost entirely around smaller homes, villas and condominiums for residents 55 and older, with decades of golf cart infrastructure connecting them. Newer subdivisions in Riverview and Apollo Beach mix single-family homes with townhome and villa sections, some inside their own 55+ enclaves such as Southshore Falls and Valencia del Sol. Ruskin's older core has smaller, older homes on larger lots closer to US 41.

Getting around the South Shore
US 301 and US 41 run north to south through Riverview, Ruskin and toward Sun City Center, and Interstate 75 parallels them a few miles inland with interchanges serving Apollo Beach, Riverview and Ruskin. The trade-off is that South Shore residents typically drive further for specialist medical care, major shopping or an airport trip than someone in central Tampa, and 301 and I-75 both see heavy traffic at peak commuting hours as the area keeps growing.
Inside Sun City Center and Kings Point, golf carts are a recognized form of local transportation on designated streets and paths, letting residents reach the clubhouse, shopping plaza and medical offices without a car for many errands. Health care on the South Shore
HCA Florida South Shore Hospital is at 4016 Sun City Center Boulevard in Sun City Center, serving the southern end of the area. Apollo Beach, Ruskin and Riverview residents have a shorter drive to this hospital than to the hospitals clustered closer to downtown Tampa, and the corridor around Sun City Center carries a concentration of specialist offices geared toward an older population.
Everyday life on the South Shore: parks and preserves
Apollo Beach has an estimated 55 miles of canals reaching Tampa Bay, which makes boating and fishing part of daily life for waterfront residents rather than an occasional outing. The Apollo Beach Nature Preserve is a 63-acre county site with a sandy area for picnicking, a 37-foot wheelchair-accessible observation tower and shoreline fishing, though swimming is not allowed. South of Apollo Beach, E.G. Simmons Conservation Park near Ruskin covers 258 acres of mangrove and open land on Tampa Bay, with picnic shelters, boat launches, campgrounds and a beach along the water.

Storms, flooding and insurance on the South Shore
This is the part of Hillsborough County closest to Tampa Bay outside South Tampa, and storm surge is a real factor for waterfront and canal-front addresses. Hillsborough County's evacuation zone update for the 2026 hurricane season expanded Zone A further inland along the coastline, including more of Apollo Beach, based on storm surge modeling and lessons from recent inland flooding.
Never assume a zone for the whole South Shore. Check the exact address at HCFL.gov/HEAT and on the FEMA flood map, since a canal-front lot in Apollo Beach can carry very different exposure than an inland home in Riverview or Sun City Center a few miles away. Taxes and local government on the South Shore
Apollo Beach, Ruskin, Riverview and Sun City Center are all unincorporated Hillsborough County, so county government handles permits, code enforcement and services, and your tax bill includes county, school and district levies rather than a separate city tax.
For 2026, unincorporated Hillsborough offers qualifying owners 65 and older with household income under $38,686 a limited-income senior exemption of up to $50,000, plus a long-term resident senior exemption for owners who have lived in the home at least 25 years and meet the value limit. Apply with Form DR-501SC through the Hillsborough County Property Appraiser.
Many of the newer subdivisions around Riverview and Apollo Beach sit inside a Community Development District, a special local government that issues bonds for roads, drainage and amenities and repays them through an annual assessment on top of your property tax bill. Ask for the specific CDD's current assessment and payoff balance before you buy, since it varies by community and can run well beyond your county tax bill.
