Downsizing in the Channel District and Downtown

The Channel District at a glance

The Channel District grew up as a warehouse and industrial district serving the Port of Tampa, and it kept the working name Channelside for decades. Redevelopment starting in the 2000s and 2010s turned the waterfront into a pedestrian district anchored by the Florida Aquarium, Amalie Arena and Sparkman Wharf, part of the former Channelside Bay Plaza mall site, with condo and apartment towers filling in the blocks around them.

The district sits along the Ybor Channel between downtown Tampa and the Ybor City historic district, with Harbour Island across the Garrison Channel to the south and the Riverwalk continuing along the Hillsborough River to the west.

Condo towers in the Channel District

Housing here skews toward mid-rise and high-rise buildings rather than houses or townhomes.

• Towers of Channelside. Twin 30-story luxury condo towers with resort-style amenities, including an infinity-edge pool, spa, indoor-outdoor clubhouse and a dedicated dog run.
• Other condo and apartment buildings. Several additional residential towers have gone up in the Channel District and adjoining Water Street district since the mid-2010s. Some are condominium associations and others are rental apartments, and new towers keep opening, so confirm a building's ownership structure with the association or a local agent before you shop it.

Getting around the Channel District

The TECO Line Streetcar runs 2.7 miles with 11 stops, five of them in the Channel District, connecting to downtown at Dick Greco Plaza and continuing to Ybor City. It is free to ride, with extended morning and evening service. Riverwalk paths run from the Channel District along the Hillsborough River past Sparkman Wharf, the Tampa Convention Center and Curtis Hixon Waterfront Park.

Tampa International Airport is across town from downtown; there is no direct rail link, so plan on a car or rideshare. At the airport itself, the SkyConnect automated people mover links the main terminal to the Economy Garage and Rental Car Center in under five minutes.

Health care near the Channel District

Tampa General Hospital, a Level I trauma center and teaching hospital, sits on Davis Islands a short drive or ride from the Channel District across the Meridian Avenue bridge area. Downtown Tampa also has outpatient clinics and urgent care options within a short drive; check BayCare's and Tampa General's own directories for the location and specialty nearest you.

Everyday life in the Channel District

• Sparkman Wharf. An outdoor food and entertainment space with food vendors, a beer garden, bowling and live music, built on part of the former Channelside Bay Plaza mall site.
• The Florida Aquarium. Home to thousands of aquatic species, plus dolphin-watching charters departing from the district.
• Amalie Arena, hosting the Tampa Bay Lightning and touring concerts, sits at the edge of the district on the water.
• Riverwalk parks. Curtis Hixon Waterfront Park and the Tampa Museum of Art are a walk or streetcar ride away along the river.

Storms, flooding and insurance in the Channel District

The Channel District sits on the Ybor Channel waterfront, and like the rest of downtown Tampa it saw storm surge in the 2024 hurricane season. Flood exposure varies by building and by how high mechanical and electrical equipment sits above ground level, which matters more for older towers than newer construction built to current elevation standards.

Before you buy:

• Look up the address on Hillsborough County's 2026 evacuation zone map at HCFL.gov/HEAT.
• Check the FEMA flood zone on the FEMA Flood Map Service Center.
• Ask the association whether water entered the garage, lobby or ground-floor units during recent storms, what it cost to repair and whether a special assessment followed.
• Ask for the building's most recent milestone inspection and structural integrity reserve study before your inspection period ends, since reserve shortfalls can mean a special assessment down the road.

Property taxes and local government in the Channel District

The Channel District and downtown Tampa are inside the City of Tampa. Your bill includes City of Tampa, Hillsborough County and school taxes. Save Our Homes portability can carry part of an existing Florida homestead benefit to a new homestead here, prorated when the new home is worth less; the home is reassessed at market value the January 1 after you buy. Owners 65 and older with household income at or below $38,686 (the 2026 limit) can apply for the City's limited-income senior exemption of up to $50,000 and the long-term resident senior exemption, filing Form DR-501SC by March 1. Hillsborough County has separately adopted the same senior exemption for the county portion of the bill, so a qualifying owner sees it applied against both the city and county millage. Questions to ask before you buy in the Channel District

• Is this building a condominium association or a rental apartment community? Only associations sell as condos.
• Has the association completed its milestone inspection and structural integrity reserve study, and are reserves funded?
• Did water reach the garage, lobby or ground-floor units during the 2024 hurricanes, and what was repaired?
• What are current condo fees, and is a special assessment pending or planned?
• How much street noise or event noise from Amalie Arena or Sparkman Wharf reaches this floor?
• Is there dedicated parking, and how far is it from the unit?
• How far is the walk to the nearest streetcar stop or grocery store?
