The Westshore Marina District is a roughly 50-acre master-planned redevelopment built around an existing yacht basin on Tampa Bay, with construction beginning around 2018. It sits within Westshore, the business district that grew up around Tampa International Airport starting in the mid-20th century and today holds the area's office towers, hotels and two regional malls.
The district is positioned between downtown Tampa and downtown St. Petersburg, on the bay side of Westshore Boulevard, and it is still building out in phases rather than being a finished, decades-old neighborhood.

Marina Pointe and condos in the Westshore Marina District
Housing here is newer construction, concentrated in one master-planned development rather than spread across many older buildings.
- Marina Pointe. A gated condo development on its own peninsula within the district. Tower 1 was completed in 2023 with 113 condominium units and seven townhomes on the water. Additional towers, including Luna at Marina Pointe, have been built or announced in phases since; check the developer's site for which towers are complete and selling as of your purchase date.
- Other district residential buildings. The wider district includes apartment communities alongside the condo towers, and new buildings continue to open in phases. Confirm which buildings are condominium associations before treating a listing as ownership housing.
Because these towers are new, milestone inspections are decades away, but Florida still requires a structural integrity reserve study, and the first years after the developer turns the association over to owners are worth watching closely for how reserves are funded. Getting around the Westshore Marina District
Tampa International Airport is the defining landmark of the surrounding Westshore area, and its runways and flight paths mean some blocks in the district carry more aircraft noise than others. International Plaza and WestShore Plaza, the area's two regional malls, are both a short drive away. HART's Route 45 runs along Westshore Boulevard between WestShore Plaza and the University area, though the marina district itself is newer than most existing route maps, so check current stops before counting on a specific one.

Health care near the Westshore Marina District
St. Joseph's Hospital, a BayCare community hospital with a Level II trauma center and Tampa Bay's busiest emergency department by BayCare's count, is at 3001 W. Dr. Martin Luther King Jr. Boulevard, a drive north of Westshore. HCA Florida West Tampa Hospital operates an emergency room at 6001 Webb Road in the Westshore area as well.

- WestShore Plaza. An older enclosed mall on Westshore Boulevard with additional retail and dining.
- Waterfront walking paths. The development includes paved paths along the water within the district, though the district is still under construction in places, so a route that connects today may extend further as later phases finish.

Storms, flooding and insurance in the Westshore Marina District
This is waterfront construction on Tampa Bay, and newer buildings here were built to current elevation and wind standards, which generally means less flood exposure than an older waterfront building, but not none. Ask specifically how the development's ground-floor parking, mechanical rooms and any at-grade townhomes are protected from surge, and do not assume new construction means no flood insurance requirement.
Before you buy:
- Look up the address on Hillsborough County's 2026 evacuation zone map at HCFL.gov/HEAT.
- Check the FEMA flood zone on the FEMA Flood Map Service Center and ask for the elevation certificate.
- Ask what the HOA fee includes. A fee that covers the building's exterior and flood insurance does not replace your own contents and liability coverage; get the current fee schedule and master policy declarations in writing.
- Ask for the CDD disclosure, if any, and its current annual assessment.

Property taxes and local government in the Westshore Marina District
The Westshore Marina District is inside the City of Tampa. Your tax bill includes City of Tampa, Hillsborough County and school taxes, plus any Community Development District assessment tied to a specific development. If you are moving from an existing Florida homestead, Save Our Homes portability can carry part of your benefit here, prorated when the new home is worth less. Owners 65 and older with household income at or below $38,686 (the 2026 limit) can apply for the City's limited-income senior exemption of up to $50,000 and the long-term resident senior exemption, filing Form DR-501SC by March 1. Hillsborough County has separately adopted the same senior exemption for the county portion of the bill, so a qualifying owner sees it applied against both the city and county millage.
